Today, resale prices have touched close to ₹37,000 per sq. ft., making it one of the costliest residential addresses in Bangalore. A 3 BHK here is priced around ₹13 Crores, and rentals are just as premium, attracting mostly high-net-worth individuals who want both luxury and central access.

Prestige Edwardian is another high-end residential project by Prestige. What makes it stand out is its mix of old-world architectural charm with modern-day comforts. At launch, prices weren’t widely advertised because of the project’s niche nature. Today, resale prices fall between ₹29,000 and ₹35,000 per sq. ft. A typical 4 BHK costs anywhere from ₹14 to ₹16 Crores, putting it among the most elite projects in the city. Rentals are always in demand here, especially from expatriates and senior executives who prefer living close to both work and the city’s cultural life.

Prestige Spencer Heights is located in Frazer Town, a neighbourhood that blends heritage with modern living. Frazer Town is one of Bangalore’s oldest localities, known for its cultural richness, but at the same time, it offers good connectivity and modern infrastructure. This project is a single-tower development, designed to keep things private and exclusive. With only a limited number of homes, it avoids the crowd that larger complexes usually bring. The project is just about 4–5 km from MG Road, which is a quick 15–20 minute drive depending on traffic.

Launch prices weren’t disclosed officially, but this project has always been considered premium. Over the years, resale prices have appreciated steadily, showing the confidence buyers have in its long-term value. Rentals too are quite popular, especially among working professionals and families, because Frazer Town has schools, hospitals, shopping areas, and business hubs all nearby.

Prestige Kingfisher Towers is a housing society in Ashok Nagar, right in the heart of the city. This project was developed in partnership with UB Group. The apartments overlook Cubbon Park and the Chinnaswamy Stadium, offering stunning views of Bangalore’s most famous landmarks. There are only 81 units in total, all designed as massive 4 BHK apartments that spell luxury. Unsurprisingly, the apartments sold out quickly after launch.

Living here means being minutes away from MG Road, Brigade Road, business districts, and cultural hotspots. At launch, a 4 BHK started at ₹32.5 Crores, making headlines as one of the most expensive residential projects in the country. Even today, resale values are among the highest in India. Rentals are rare, but when available, they come at extremely premium rates, making it one of the most exclusive places to live in Bangalore.

Prestige Pinewood is a ready-to-move residential apartment township in Koramangala, one of the city’s most lively and vibrant neighbourhoods, famous for its startup culture, trendy cafes, and excellent connectivity to both Central Bangalore and Electronic City. It was launched in 2016 and completed in 2020, comprising 2, 2.5, 3, and 4 BHK apartments with modern layouts and premium finishes. The project is only about 7 km from MG Road, which usually takes 20–25 minutes by car.

When launched, units were priced between ₹1.75 Crores and ₹3.39 Crores. Today, a resale 3 BHK costs around ₹3.29 Crores, showing steady appreciation. Rentals are in strong demand too, especially among IT professionals and entrepreneurs who prefer living close to the buzz of Koramangala while still enjoying a premium community.

Prestige Alcazar on Infantry Road is a rare find — luxury homes right in the middle of Bangalore’s commercial and administrative hub. Completed in 2002, this project has remained a desirable address for more than two decades. It offers spacious 3 BHK apartments, though the number of units is quite limited, which has always kept demand high. The biggest advantage here is location — residents are literally walking distance from government offices, business centres, cultural landmarks, and top schools and hospitals.

Launch prices are not available, but today, resale values for a 3 BHK are around ₹1.51 Crores, with an average of about ₹8,883 per sq. ft. Rentals are also on the higher side, reflecting the project’s rarity and the demand for residential options in this mostly commercial stretch of Bangalore.
