Devanahalli, in North Bangalore, has grown into one of the city’s most promising residential hubs because of the airport, upcoming tech parks, and excellent road connectivity. With more infrastructure planned, many homebuyers and investors are considering this location for both immediate living and long-term appreciation. Prestige Group, a name that is trusted across India, has been active in and around this area with several landmark projects. Some of them are right in Devanahalli, while others are located within a comfortable distance of 35–40 km, still making them strong choices for people who want to stay close to the airport while also enjoying modern communities.

Here is a closer look at six Prestige projects in and around Devanahalli that stand out for their scale, design, and investment potential.

Prestige Sanctuary is a premium villa project located in Devanahalli itself, close to the Nandi Hills road. It is only about 12–15 km from Kempegowda International Airport, which takes roughly 20–25 minutes by car. Spread across a peaceful land parcel, the project offers just around 85 ultra-luxury villas designed in 4 BHK formats with built-up sizes ranging from 4,000 to 6,600 sq. ft. It was launched around 2022 and is set for possession by 2025. Launch prices started at ₹5.5–6 crore, and current resale listings show prices going as high as ₹8–10 crore. Rentals for such large villas are not very common, but when available, they can easily fetch ₹1.5–2 lakh per month. Buyers see Sanctuary as a rare opportunity to own a large, private home very close to the airport.

Just off Nandi Hills Road, about 10–12 km from Devanahalli town and 15–20 minutes by road to the airport, Prestige Golfshire is one of the most exclusive Prestige developments in North Bangalore. Built on a massive 275-acre township with an international golf course, it has about 206 independent villas in 3, 4, and 5 BHK formats, each with expansive floor areas starting at 5,000 sq. ft. The project was launched around 2010 and handed over by 2015. Launch prices were already premium then, and today, resale prices for these villas range between ₹8 crore and ₹20+ crore, depending on location and golf-course view. Rentals are extremely high-end, often crossing ₹2 lakh per month. It remains one of the most aspirational addresses near Devanahalli for ultra-luxury buyers.

Prestige Royale Gardens is located in Yelahanka, which is around 28–30 km from Devanahalli town, taking about 45 minutes by car under regular traffic conditions. This large apartment township was launched in 2014 and completed by 2019–2020. Built over multiple acres, it offers 1, 2, and 3 BHK apartments with sizes between 600 and 1,700 sq. ft. In total, it has several towers adding up to 1,300+ units. Launch prices started in the ₹40–60 lakh range, while resale prices today are between ₹90 lakh and ₹1.7 crore, depending on the configuration. Rentals are stable, with a 2 BHK apartment fetching between ₹20,000 and ₹30,000 per month and a 3 BHK going up to ₹40,000 per month. Families like Royale Gardens for its calm setting, strong amenities, and reasonable distance from both the airport and the city.

Prestige Finsbury Park is located near Bagalur and the Aerospace Park, roughly 35–38 km from Devanahalli, with a travel time of about 55–65 minutes by road. It is a mega development launched in 2019, with two separate enclaves: Hyde (focused on 1 & 2 BHK units) and Regent (exclusively 3 BHK units). Spread across 25 acres, it offers over 3,000 apartments across multiple high-rise towers. The project was handed over in 2023, making it fully ready to move in. The launch prices started at around ₹50–70 lakh for Hyde units and around ₹1 crore for Regent flats. The average resale costs are in the range of ₹60 lakh to ₹1.2 crore, depending on unit type, while rentals are attractive with 2 BHKs renting between ₹20,000 and ₹35,000 per month. It is popular among professionals working in the Aerospace Park and IT hubs nearby.

Prestige Tranquility is in Budigere Cross, which is around 40 km from Devanahalli and takes about 1 hour by car under normal traffic. This large township was launched in the early 2010s and completed by 2017–2018. Spread over a huge 38-acre campus, it has 2,300+ apartments across multiple towers ranging from 14 to 27 floors. Configurations include 1, 2, and 3 BHK homes, with sizes from 664 sq. ft. for 1 BHKs to 1,820 sq. ft. for larger 3 BHKs. Launch prices started at around ₹35–40 lakh, but today, resale values are in the range of ₹70 lakh to ₹1.5 crore, depending on size. Rental demand is steady, with 2 BHKs bringing in ₹20,000–₹30,000 per month and 3 BHKs fetching up to ₹40,000 per month. Buyers appreciate Tranquility for its spacious campus and strong resale market.

Prestige Raintree Park is located in Whitefield, about 38–40 km from Devanahalli, with a driving time of 70–80 minutes depending on traffic. This premium township was launched in recent years, with possession for different phases expected around 2027–2028. Spread over 20+ acres, the project has multiple towers offering 3, 4, and 5 BHK luxury apartments with large floor plans. Launch prices for 3 BHK units are around ₹2.9–3.5 crore, while 4 BHKs and 5 BHKs go higher, starting from ₹4–5 crore. Since it is still under construction, there is no established resale or rental market yet, but given its Whitefield address, the rental potential for 3 BHKs is expected to cross ₹50,000 per month once ready. This project appeals to high-income buyers who want large homes near ITPL and other tech parks.
