The municipal corporation of Bengaluru, Bruhat Bengaluru Mahanagara Palike (BBMP), has now opened the online portal for payment of property tax for the current financial year 2025 to 2026. It will make it simple for residents who pay their dues digitally.

Property tax is one of the largest sources of revenue in the city. It will help to fund everything from roads, drainage and parks. For 2025, property tax payments can be made through the BBMP online property tax portal at https://bbmptax.karnataka.gov.in.

After payment, receipts are generated instantly for the customers. Citizens are now encouraged to use the online mode so that they can avoid huge delays at bank counters.

How is property tax calculated in Bengaluru?

The BBMP is following a Self-Assessment Scheme (SAS). Here, house owners can calculate their tax charge based on the size of their property. Also, the zone in which it is located, the age of the building, and whether it is rented or self-occupied will be considered.

Property tax under BBMP is calculated using the Unit Area Value (UAV) system. It is fully different from the old method of Annual Rateable Value. Instead of fully depending on rent, the UAV will consider 3 key factors

  • The location of the property
  • The usage, whether it is residential or commercial
  • The built-up area of the property

How to calculate Property Tax

The process starts by multiplying the property's built up area by the zonal rate per sq ft to find the annual unit value. Depreciation is applied based on the building's age. The net figure is the taxable value, and based on it, property tax is charged. It will also include a cess for services such as education and health.

Documents needed

The key documents that are needed for paying the BBMP property tax online include

  1. Khata certificate, as it records ownership details such as the property size, the owner's name, and the location
  2. The Property Identification Number (PID) is a unique number that is assigned to every property by BBMP.
  3. The previous year's property tax receipt helps in updating the tax paid.

Step by step for the online payment process

  1. To pay property tax online, homebuyers must first log in to the BBMP property tax portal.
  2. The process will start by entering the PID. If the PID is not available, it is searched through older property records and by the owner’s name.
  3. Once the details appear, including the zone, ward, and dimensions, the owner must check whether the details are correct.
  4. In case of changes, the owner must file a revised return. It is done using Form 5.
  5. Before making payment, it is important to review the property tax details on the BBMP portal.
  6. Then the system generates the payable tax amount automatically.
  7. Payment can be made in online through net banking, debit card, UPI, or credit cards.
  8. If you wish to pay in person, the system generates a challan that can be deposited at any bank.
  9. Once the transaction is done, tax payers can download the official receipt in Form 1 and Form 2.

How much of the Property tax was collected last year

BBMP has collected Rs. 4,604 crores out of its target of Rs. 5,210 crores of property tax for the fiscal year 2024 to 2025. It is about 88.36% of the total target. BBMP showed that Yelahanka in North Bengaluru has got 99% of its property tax target of Rs 445 crores.

The east part of the city near the IT corridor of Whitefield got 86% of the property tax collection, which is worth Rs 770 crores. As emerging ultra luxury properties like Prestige Evergreen are launching soon in Whitefield, more property tax targets can be achieved next year.

The southern parts of the city got 86% of the collection of Rs 664 crores. Mahadevpura, near the east part of Bengaluru, had the highest collection of Rs 1223 crores. Other areas that got 80% of property tax collection are RR Nagar in the western areas of the city. West part of the city had a 93% collection of Rs. 770 crores in property tax.
