A new decision by the Karnataka cabinet will benefit homeowners in Bengaluru. Now, homes on over 1200-square-foot plots in the city do not need Occupancy Certificates (OC). Public pressure played a key role in the decision. Homes that did not have approved plans and OCs did not get power until now. Thousands did not get it as they lacked papers.
Under the new rule, buildings on plots of more than 1200 square feet can get basic services. Per a Bengaluru Mirror report, this will be based on compliance and verification checks. Now, they can receive power, water, and other services even if they lack an OC. It is a good move for homeowners who could not get civic amenities before.
The move comes after the Supreme Court's ruling that all homes have an OC before getting power. It had left over 3.3 lakh homes in Karnataka without power connections. The state government is aiming to give a one-time support to these people. The report said a new law will be framed to enable such homes to get power connections legally.
The report says the new waiver follows an earlier decision by the cabinet of Karnataka. The previous decision allowed OC exemption for buildings on plots of up to 1200 square feet. The new rule is for homes on larger plots and brings relief to homeowners. It will make it easier for those who were stuck because of delays in approvals.
Per the report, not all large houses in the city will be exempt. The government will go over cases, and relief will be given after checks are carried out. Officials will make sure that all rules are followed. Those who do not follow these will be held accountable. Penalties will be levied. The legislature will bring in legal measures to prevent violations.
Homeowners in other cities, such as Mumbai, also face the issue of power supply. There are over 25,000 buildings in the city that do not have a legal OC. But no matter how big they are, they get power and water so that people can live. The electricity company and the municipal corporation give these to help people in need.
The new decision will bring relief to thousands of homeowners in the city. It shows the government’s effort to make it easier to own a home in Bengaluru.
