Per Annum, an alternative investment platform from Delhi, has started fractional real estate investment in Bangalore. The platform is called Estates and gives investors the chance to co-own luxury homes. Investments in these homes start from Rs 10 lakh onwards. It gives more people access to high-value homes. They do not have to buy these by themselves.
Fractional ownership is a way of investment that is a new model in the country. It allows a number of investors to pool their capital and buy a home together. Estates has now come to Bangalore after offering elite housing projects in Gurugram. In Gurugram, it offers the Trump Towers project by Tribeca Developers and Astra by Godrej Properties. Earlier this year, in its first month, it managed Rs 100 crores in assets. Its target in the near future is Rs 500 crores. It recently crossed Rs 250 crores AUM.
The portfolio of the company in Bangalore has grand projects in different areas of the city. Among these are Mahindra New Haven on Hosur Road and Birla Evara on Sarjapur Road. There are 5 to 7 units that can be co-owned in each project. A minimum of Rs 10 lakhs has to be invested by each buyer.
The CEO and Co-founder of Per Annum, Ekmmeet Singh, released a statement recently. He said the company has had a great response in Bangalore. Based on this, they are planning more projects here. These will meet the need for luxury, premium homes in the city.
He added that they are also actively checking out premium projects in Hyderabad and Mumbai. The move is part of their plan for a broad expansion. It fits with their goal of having a portfolio that spans the country. It will give more investors the chance to own high-value real estate through fractional ownership.
In earlier deals, there were about 70 to 80 investors on average per property. The number of investors for a single deal was capped at a maximum of 200. The total investment by the company in Bangalore is Rs 100 crores for many projects. The inventory for a single project will be around Rs 20 to 25 crores.
Per Annum has marked a new chapter in Bangalore's real estate market by launching Estates here. The platform will help people make smaller investments and own parts of high-end homes.
