Bengaluru has grown as the country's preferred destination for premium and luxury houses that are priced between Rs 1 crores and Rs 5 crores. The city has witnessed a huge sale of 18,299 houses at a high luxury price point. It accounts for 24% of the total houses (75,042) that are sold in this category during January to June 2025.
It shows the increasing goals of buyers after the COVID-19 pandemic. The real estate market now shows that it is not economical for developers to build small flats that are priced below Rs 1 crore.
The housing segment now costs between Rs 1 crore and Rs 5 crores. NCR is in the second place and it recorded a huge sales of 16,416 units. The number accounted for 22% of the total sales. Then Mumbai followed the sales with 15,720 houses, which accounted for 21% of the total sales.
Bengaluru has also seen an increase in sales, where 325 houses are sold that are priced between Rs 5 crores and Rs 10 crores. A total of 5 houses that are priced between Rs 10 crores and Rs 20 crores were sold in the period from January to June 2025.
About 49% of all home sales cost between Rs 1 crore and Rs 50 crore, and it saw a sale of 83,433 units across the key markets. The real estate market in H1 2025 reflects a shift in recent times where luxury segments continued to thrive. Also, low-value segments showed signs of moderation.
Homes that are priced above Rs 1 crore have half of all sales. It indicates changing buyer priorities along with increasing aspirations. The average price rose by 14% every year at Rs 7,052 per sq ft, driven by a huge demand and a shift toward premium products.
Locations such as Whitefield, Sarjapur Road, and Tumkur Road recorded the highest price appreciations. It is because of the better metro connectivity and a number of new launches like Prestige Evergreen.
South Bengaluru reserved its position as the active micro-market. It accounted for 38% of new launches and led in total sales volume. In prime areas such as Electronic City and Sarjapur Road, major IT hubs are nearby, and the metro network results in an increase in prices.
The upcoming Yellow Line metro of metro along Hosur Road has improved the area’s appeal for end users. Builders are targeting the premium real estate segment here as demand shifts to high-ticket size segments with amenity-rich offerings.
A total of 33,498 new houses were launched. It registered a 31% YoY growth with the highest half-yearly launches in recent years.
